How much does a website cost in Malaysia in 2026?

Price guide · websites and mobile apps · Baca dalam Bahasa Malaysia

Most quotes tell you what the site costs to build. Fewer tell you what it costs in year two, what one text change costs, or who owns the site if you stop paying. This guide puts all four on one page, with every figure linked to where we found it.

The short answer

A typical brochure website for a Malaysian small business costs about RM2,000–8,000 to build in 2026, according to published Malaysian price guides (Rebrand puts a 5–10 page site at RM2,000–5,000; Walk Production puts a mid-range starter site at RM3,000–8,000). Upkeep is where estimates differ most: from RM300–2,000 a year (Rebrand) to RM6,000–12,000 a year for maintenance (Walk Production).

MLV Empire builds business websites from about RM2,500, with an admin panel (CMS) so you edit your own text and photos — no per-change invoice for content. Prices are in Malaysian ringgit; SST is added where it applies.

Published website prices in Malaysia, year 1 and year 2

Two vendors that publish full price lists, two independent price guides, and us. Year 1 is the build plus the first year of whatever the vendor bundles; year 2 is what you pay to keep the same site online.

Where we are not the cheapest: for a single landing page, Exabytes Starter (RM1,810.80 in year 1) and Kang Xiang Basic (RM1,980) cost less than our starting price, and Rebrand lists template sites from RM1,000–3,000. If one page is all you need and you will rarely change it, one of those may suit you better. Our price is built for a multi-page site you keep editing yourself. Prices are in Malaysian ringgit. 02

The cost nobody quotes

Four questions to ask before you compare build prices, because they decide what the site costs over three years.

1. What does year two cost?

Hosting, domain and maintenance recur every year. Walk Production puts maintenance at RM6,000–12,000 a year and a three-year total for a starter site at RM12,500–27,000; Jumix Design estimates maintenance at 15–25% of the build cost every year (source, checked 6 October 2026). Ask for the year-two figure in writing.

2. What does one change cost?

Kang Xiang lists RM200 per maintenance task from year two, and its RM4,280 Premium package includes maintenance capped at 2 hours for the year. Exabytes plans ration changes as hours of maintenance a year: 2, 12 or 18 hours depending on the plan. If you change prices, menus or photos often, per-change fees add up faster than the build price. A site with an admin panel you use yourself removes most of them.

3. Is there a renewal-price clause?

Exabytes’ page says: “Promotion price is applicable to new registration only. For renewal, the price will be reverted to default price” — and the default price is not shown. That is legal and common, but it means the year-two figures in the table above are the lowest you might pay, not a quote. Ask for the renewal price, not the promotional one.

4. Who owns the site?

Walk Production warns that some agencies build on proprietary systems only they can modify, and advises confirming you own the domain, hosting credentials, design files and source code. Jumix Design flags providers who control your hosting login and won’t transfer access. A website builder sold as a monthly subscription, such as Exabytes Instant Website, lives inside that subscription: stop paying and it stops. Ask, in writing, whose name the domain is registered in and what you get if you leave.

With MLV Empire, the domain is registered in your name and the site’s code is handed over with the written handover document, so you can take it to another developer if you ever want to.

03

And a mobile app?

Apps cost more than websites everywhere. In Malaysia the published agency floor is high.

What the RM15,000 does not cover: payments, maps and live tracking, chat, offline sync, multiple user roles, integrations with other systems, and more than about eight screens. Each is quoted in writing, before work starts, against a written scope — so you see the full number first. Apple and Google charge their own developer-account fees, paid by you to them. Frequently asked questions

Q.01How much does a website cost in Malaysia in 2026?

Published Malaysian price guides put a typical brochure website at about RM2,000–8,000 to build. Single-page and template sites start lower (Exabytes Starter is RM1,810.80 in year 1; Kang Xiang Basic is RM1,980), and e-commerce sites cost more. MLV Empire builds business websites from about RM2,500, with an admin panel included.

Q.02How much does website maintenance cost per year in Malaysia?

Estimates vary widely: Rebrand lists maintenance at RM300–2,000+ a year, Walk Production at RM6,000–12,000 a year, and Jumix Design at 15–25% of the build cost every year. Hosting and domain renewal come on top, for example RM470 hosting and RM85 domain a year at Kang Xiang.

Q.03Why is the second year sometimes more expensive than expected?

Three reasons: per-change fees (Kang Xiang lists RM200 per maintenance task), maintenance rationed in hours, and promotional prices that revert at renewal (Exabytes states that renewal reverts to a default price it does not show). Ask for the renewal price in writing before you sign.

Q.04Can I edit my website myself?

With MLV Empire, yes. Every website ships with an admin panel, so you change your own text, photos, gallery, videos and testimonials and read enquiries, with no per-change invoice for content.

Q.05How much does a mobile app cost in Malaysia?

AdvisoryApps, a Kuala Lumpur agency, puts a basic MVP at RM30,000–60,000 and most SME projects at RM60,000–250,000. MLV Empire builds Flutter apps for iOS and Android from about RM15,000 for up to about 8 screens, login, one admin panel and store submission; anything beyond that is quoted in writing.

Q.06Are your prices inclusive of SST?

No. Prices are in Malaysian ringgit and SST is added where it applies. Every project is quoted in writing before work starts.
